First Home Buyer Relief

South Australia abolished stamp duty for eligible first home buyers effective from June 2023:

  • Full exemption: No stamp duty on properties valued up to $650,000 for eligible first home buyers
  • No sliding scale: Properties above $650,000 pay full standard rates

To qualify, you must be an Australian citizen or permanent resident, aged 18+, buying a new or established home as your principal place of residence. You must not have previously owned a home in Australia or received a first home buyer benefit.

First Home Owner Grant (FHOG)

SA offers a $15,000 First Home Owner Grant for buying or building a new home valued up to $650,000. This grant is in addition to the stamp duty exemption, meaning first home buyers purchasing a new home can benefit from both. See our first home buyer guide.

Foreign Buyer Surcharge

Foreign purchasers of residential property in South Australia pay a 7% foreign ownership surcharge on top of the standard stamp duty. Read our foreign buyer surcharge guide.

Off-the-Plan Concessions

South Australia does not offer a specific off-the-plan stamp duty concession like some other states. Duty is calculated on the full contract price regardless of the construction stage. However, if you are a first home buyer, the full exemption up to $650,000 still applies.

When Is Stamp Duty Due?

Stamp duty in South Australia is payable at the time of lodging the transfer documents β€” typically at or shortly after settlement. Your conveyancer will handle this. Late payments may incur penalty tax and interest.

Tips to Minimise SA Stamp Duty

  • First home buyers should target homes under $650,000 to pay zero stamp duty.
  • New builds under $650,000 can receive both zero duty and the $15,000 FHOG.
  • Budget early β€” use our SA calculator for accurate estimates.
